What to Expect at the Inspection
The inspector will meet the client
at the property at a time and day agreed to with the
client. The inspector will inspect the property from
top to bottom. Whether you're a seasoned, first time,
or commercial business buyer, Goodspeed Technologies,
L.L.C.. will provide a thorough and educational
inspection of the home's or business' systems and
how they operate. The inspectors will take the time
to show and provide the client with helpful maintenance
tips, which are included in the report.
The inspection, which is approximately two and a half
to three hours depending on the size of the home or
business, sometimes longer due to any unforeseen conditions,
the client will be mailed a complete inspection report
within 24 to 48 hours from Goodspeed Technologies,
L.L.C. pertaining to their findings and suggestions
for maintenance.
The report will be mailed to the client, and faxed
to the real estate agent and attorney.
Structural problems will be noted and a referral to
a New Jersey Licensed Engineer will be recommended,
if required, depending on the severity of the actual
problem(s) found.
Contrary to popular myth, the building owners are
typically responsible to pay the costs of a Licensed
Engineer and/or a Licensed Specialty Contractor for
major structural repairs. Depending on the severity
of any structural problem(s), it is recommended that
this be a non-negotiable item of repair, otherwise
you may inherit a problem and the associated costs.
Minor structural problems can typically be done by
a General Practice Contractor without the need for
an Engineer.
New Jersey Licensed Inspectors are required to be,
and continue to be, through continuing education,
extensively trained to find and know the structural
problem(s) that are found.
Goodspeed Technologies, L.L.C. reserves inspection
days/time seven days a week at the client's convenience
whenever possible as long as our schedule is open
for the day/time requested.
